Home Ease Mortgages is a Canada-based mortgage brokerage operating under Dominion Lending Centres — one of Canada’s largest mortgage networks. The client needed a modern mobile app that gives homebuyers and agents instant access to complex mortgage calculations on the go.
With deep expertise in Canadian real estate finance, the client approached us with a focused goal: build a cross-platform mobile app that simplifies property transfer taxes, closing costs, purchase affordability, and renewal calculations — specifically tailored for British Columbia’s tax rules and first-time homebuyer exemptions. The result is Home Ease Mortgages — a live Flutter app available on iOS and Android, built for both buyers and mortgage agents.

Challenges
1. Complex Tax & Calculation Logic
- Implementing British Columbia's Property Transfer Tax rules with multiple slabs, partial exemptions, and full exemptions — all calculated dynamically based on home price input.
- Handling first-time homebuyer rebates and newly built home exemptions simultaneously, where eligibility thresholds change at $500K, $835K, and $860K price points.
- Ensuring closing cost calculations stayed accurate across ancillary cost categories — appraisal, home inspection, moving costs, title insurance, and final adjustments — all with real-time slider updates.
2. User Authentication & Data Security
- Building a secure OTP-based login system for mortgage agents with session management and token storage, while keeping the flow simple and fast for non-technical users.
- Encrypting sensitive mortgage payment data in transit and storage, and handling failed API calls gracefully without exposing user information.
3. Cross-Platform UI Consistency
- Delivering a single Flutter codebase that maintained identical UI/UX across iOS and Android — including responsive layouts for all screen sizes with consistent orange and dark theme.
- Designing a clean, minimal interface that made complex financial data — mortgage schedules, payment breakdowns, and tax summaries — easy to read at a glance for both buyers and agents.
